The first place that I saw.. I didn't end up buying it. I bought the fourth unit that I looked. That happened because of fancy marketing that draw me to it but unfortunately it did not pass my criteria list. First know that all advs tell you how great and modern the place is, and how suitable it is to your needs. Ignore all those stuff as your criteria will tell you how good they are or not.
Advs always quote the lowest price in the lot and that is usually for one bedder. If the minimum price already maxed out your budget, you can probably stop looking at the whole lot unless it mentioned negotiation is possible.
Once you start looking at advs....
- Start bookmarking potential units. Domain and Real Estate both offer this feature.
- Compare to your budget.
- Send an email to the agent asking for more information i.e. floor plan, title, inclusion list, price list, latest architecture drawing and Section 32. The more information you have, the better for you to decided if it is worth your time to check it out.
- See the next inspection date. KIV in case you want to go.
- Base on the information you have, rock up to the inspection location to ask for more information.
- Do not be persuaded to put in your deposit. It is their job to tempt you. Resist it. If I can do it, so can you.
- After visitation, they will likely call you to follow up. If you are not ready, just said you are not ready. If you are not interested, just tell them you are not and why. They might sometimes offer another alternative unit in their list that might meet your criteria.
- Start hunting for loans and get a pre-approaval done.
Some people find that enjoyable and exciting. I am just glad the shopping phase is over.
